Has anyone here actually read anything that Charles has written? I hear
much objection to him but nothing so far based on the texts i.e. what
Charles has said or written.

Well I was being a little sarcastic when I played alomg with your use of the
word 'speculation.' It's emotionally loaded and biases the discussion. I
asume that 'speculation' is your way of characterizing the process of
real estate development. Is that so?
I'm not sure what YOU mean by speculation. If you mean that private
entities buy property for gain---either by transformation of the uses or
building intensity or by simple appreciation---then I guess i do stand by
what you said I said. It's a flawed system, run by himan beings, needs
lots of monitoring and if you got a better way, speak up.
