Sorry about the long delay; your comments on the net savings of manufactured
housing are well taken, but under the right conditions, they can be reduced.
i.e. Urban Infill. In the program I've been involved with here, site prep is
reduced to a small backhoe/loader for about 1.5 days, as these little lots
(typ. 50 x 125) are most often precleared by the city (demolishing condemned
houses, usually). Sometimes, tho', we've gotten the unpleasant surprise of
unearthing the old basement, which means a bit more digging to stable soil.
The developer clenches his teeth and writes the check.
He's done VERY well at reducing soft costs, as the city sometimes waives
permit fees, donates the land if they still hold it. He's got a revolving
construction fund, and the design comes from us at the university.
The key here is creative partnerships; in more adversarial settings, who knows?
