Ignorance about the intricacies of building construction is common among
one-time house builders. The result can be lifelong regret about flaws
in construction. One little facility in Bangalore seeks to erase such
ignorance before one begins construction, writes Anil Chintamani.

In fact, the ACC Help Centre offers information, consultation and
guidance on more than the basic aspects of house construction. Plot
selection, for example, is one area where the help centre can provide
consultation services. Tips on the home loan plan to choose and the size
of the loan could follow.
Loans depend on the estimates of construction cost. Few potential house
builders, avers Venkatesh, know “How and what to look for in an estimate
furnished by engineers.” He believes the builder has to know how cost is
calculated. Similarly, a lay house builder cannot tell one kind of jelly
from another, or assess the quality of sand. Aspects like curing,
centring and earthing remain mysteries to such a builder. Who would
imagine that even chicken has something to do with house construction?
Enter a Sherlock Holmes or two, in the garb of university professors R V
Ranganath of BMS Engineering College and R N Pranesh to unravel such
mysteries. They conduct the help centre’s tutorials to explain such
unfamiliar processes in simple terms. After dealing with routine
details, Prof Pranesh of M S Ramaiah College of Engineering goes a step
further at one such tutorial session. He uncovers the secret behind some
architects’ reluctance to sign building plans. Under the revised
building regulations, “the architect and not the owner-builder is held
responsible for any violations.”
